This is the story of how Vuvale, an innovative model of purpose-built shared housing (PBSH), collaborated with Sandra Abrouk, lead customer and experience strategist, to craft a living environment deeply rooted in human-centered principles. Together, they developed an approach that unified all touchpoints and strategies around a singular mission: serving humans at the core of their ecosystem. Design, Modularity, and Social Connection: How Coliving is Redefining Urban Hospitality
Coliving has moved far beyond its “shared apartment” roots to become a new standard for city living, blending the comfort of home, the design flair of boutique hotels, and the vibrancy of community life. Operators are reimagining hospitality as flexible, multifunctional environments where people can live, work, and connect—whether for a few nights or a few years. Spaces are no longer just about beds but about creating platforms for lifestyle, creativity, and belonging.
Changing Needs: Coliving addresses high rents, urban loneliness, and hybrid work, offering private studios alongside shared lounges, gyms, rooftops, coworking, and restaurants.
Hospitality Crossover: Hotel-inspired models like Zoku, Bikube, and The Social Hub transform common spaces into hubs for encounters, blending short- and long-term stays.

Senior co-living is emerging as a powerful alternative to traditional senior housing, blending independence with community and positioning itself as both a lifestyle innovation and an investment opportunity. By offering private spaces alongside vibrant communal areas, it helps tackle isolation while fostering social bonds, self-management, and sustainable living. With aging populations worldwide, this model is increasingly considered a resilient and attractive segment for real estate investors.
Independence + Connection: Seniors enjoy private rooms but also benefit from shared kitchens, lounges, and activities that encourage interaction and mutual support.
Self-Managed Communities: Residents co-create rules, share responsibilities, and organize recreational activities, promoting agency and vitality.

Is Coliving a Housing Crisis Solution?
Once dismissed as “adult dorms,” co-living is now proving to be a serious answer to the housing affordability crisis. With fully furnished private rooms, built-in community, and vetted roommates, it offers young professionals and relocators convenience at prices well below city medians. More importantly, innovative models like office-to-residential conversions could reduce costs by up to 35% and bring affordable housing to cities struggling with vacancies and rent burdens.
Affordability & Convenience: Co-living residents save compared to city medians (e.g., $1,400 at Colette vs. $2,155 median in D.C.) with perks like cleaning, WiFi, and furnished units.
Community Built-In: Shared living eliminates the stress of roommate searches while providing flexibility and social connection.
From “Adult Dorms” to Policy Tool: Nearly half of U.S. renters are rent-burdened; co-living is increasingly seen as a practical solution, not just a lifestyle choice.
Office-to-Residential Conversions: Gensler and Pew research shows shared kitchens and bathrooms in repurposed offices could lower conversion costs by 25–35%, dramatically increasing affordability.
Market Potential: Cities with high vacancies (Chicago, D.C., L.A., and Seattle) stand to benefit; an office-to-residential co-living unit in Chicago could rent for $750 vs. the $1,663 median.
Future Outlook: While most projects remain ground-up, the office-to-co-living model offers a scalable pathway to meet housing demand and revitalize urban centers.

When Robert Barnard joined the incubator, which we used to run at Everything Coliving, bringing in Toboggan Flats, I was vary about the idea of converting the existing office spaces into coliving spaces. Not only did they prove why it is feasible, but also why it is the most logical choice to bring affordable housing to the downtown areas, given the housing affordability crisis we are now in.
